The costs involved in getting planning permissions and putting in services are typically between £25,000 and £45,000 per plot with no time limits. At the Goat House Development, we have obtained full planning and building control permissions, removed pre-commencement planning conditions such as SuDs and LEMP, secured Newt Licences and obtained essential quotations for the build.
We have removed as much risk as possible for the self-builder, allowing you to enjoy the process of creating your unique new home.

While certain elements are defined in the Goat House Development, such as the construction method to ensure speedy construction and the external finishes to ensure you and your neighbour's house sit comfortably together, everything else can be customised. It will be unique to you rather than a generic developer-built property designed to appeal to a mass audience.

Each plot has been designed to allow you to build to passive house standards if you choose. To obtain building regulations, we have specified a high-performance factory-made timber frame system - this can upgraded to full passive house or even passive house plus standard.
The specified tile system allows you to generate energy for the house, and the windows can be double or triple-glazed using the same system. It is up to you how far you take it!

You only pay stamp duty on the value of the land, not the property. Whatever stamp duty is liable for purchasing the plot it will be less than you would pay if you were buying the finished house on the site – just based on value alone!
You need to make your own enquiries about what will be paid as your circumstances play a part – but in principle, you will be spending much less than buying a completed house.

You get better value for your money on new builds – for every £100 you spend; you get £120 of value!
New builds are zero-rated, meaning a VAT-registered builder or subcontractor will zero-rate their work and not charge VAT on labour-only or supply-and-fix contracts. You can claim back VAT on materials you purchase at the end of the build.
